Asbestos checks are a core part of any asbestos management plan. Before asbestos can be managed effectively, the workplace must be inspected for potential asbestos-containing materials (ACMs).
Whether an asbestos check is legally required depends on when the commercial building was constructed:
- If the building was constructed before 1990, an asbestos check is required to comply with work health and safety laws under the Model Work Health and Safety Act.
- If the building was constructed between 1990 and 2003, asbestos checks are not legally required but are strongly recommended. Australia imposed a full ban on asbestos in construction in 2003.
- If the building was constructed after 2003, there is no legal requirement for an asbestos check and the likelihood of asbestos being present is low. That said, an inspection is still recommended if you suspect ACMs may be present.
