Frequently Asked Questions

When do I need an asbestos survey in Tasmania?
In Tasmania, a person who owns or controls a workplace must identify asbestos in buildings constructed before 31 December 2003 and keep an asbestos register under the state's Work Health and Safety laws. A consultant's survey is also the usual first step before refurbishing or demolishing an older building, so that any asbestos is found and managed before work starts. WorkSafe Tasmania publishes the current duty-holder requirements.
What is the difference between a management survey and a refurbishment survey in Tasmania?
A management survey locates asbestos during normal occupation of a building and feeds the asbestos register and management plan. A refurbishment or demolition survey is more intrusive and is done before building work so all asbestos in the work area is identified and removed first. The same distinction applies in Tasmania and across Australia; a consultant can advise which your project needs.
What does an asbestos consultant do?
They identify, assess, and advise on how to manage asbestos-containing materials in buildings. That usually means doing asbestos surveys, writing risk assessments and management plans, monitoring air quality during removal work, and carrying out clearance inspections once the removal is done.
When do I need an asbestos survey?
Before any renovation, demolition, or refurbishment of a building built before 1990 in Australia or 2000 in New Zealand. The survey tells you what asbestos is present, where it is, and what condition it is in, so you can plan the right course of action before any work starts.
What is the difference between a management survey and a refurbishment/demolition survey?
A management survey covers the accessible parts of a building and looks for asbestos that could be disturbed during day-to-day use or routine maintenance. The output is an asbestos register and management plan. A refurbishment or demolition survey goes further. The assessor will open up walls, lift ceiling tiles, and check under floors to find everything in the areas where building work is planned. If you are renovating or demolishing, you need the refurbishment/demolition survey. Both Australia and New Zealand require the right survey type before work starts.
